General

Single-source delivery means that Thermal Core Structures manages and delivers every phase of your build under one contract — groundworks, steel frame, insulated panels, electrical fit-out, and HVAC. You have one point of contact, one contract, and one team accountable for the entire project. This eliminates the coordination delays, handover gaps, and finger-pointing that come with managing multiple separate contractors.

We specialise in fast-track commercial and industrial builds using insulated steel panel systems. Our typical projects include warehouses, logistics and distribution centres, cold storage facilities, food production buildings, manufacturing plants, commercial units, and agricultural buildings. If you have a project that doesn't fit neatly into one of these categories, get in touch — we're experienced across a wide range of building types.

We operate across the United Kingdom and Ireland. Our teams are mobilised directly from our base, and we have experience working on projects from the Scottish Highlands to the South of England. We were founded in 2009, giving us over 15 years of experience in commercial and industrial construction. In that time we've delivered 500+ projects ranging from small 2,000 sq ft units to large 45,000 sq ft multi-unit estates. Our longevity in the industry reflects the quality of our work and the relationships we build with clients.

Build Process

Our process follows a structured sequence: (1) Initial consultation and brief — we understand your requirements, site conditions, and programme; (2) Design and engineering — structural calculations, panel specifications, and MEP design; (3) Planning and pre-construction — procurement, programme planning, and mobilisation; (4) Construction — groundworks, steel erection, panel installation, MEP fit-out; (5) Commissioning and handover — all systems tested, certified, and handed over with full documentation.

Programme duration depends heavily on the size and complexity of the build. As a general guide: small units (up to 5,000 sq ft) typically take 8–12 weeks from groundworks start; medium builds (5,000–20,000 sq ft) typically take 12–20 weeks; larger projects (20,000+ sq ft) are programmed on a case-by-case basis. Our insulated panel systems are specifically chosen to accelerate programme times compared to traditional construction methods.

We can advise on the planning process and work alongside your planning consultants, architects, and local planning authority. For simpler builds, insulated steel buildings often benefit from permitted development rights. Our team will review your site and project during the initial consultation to clarify what planning consents may be required and how to best approach the process.

Yes. If you have an existing concrete slab or foundation that meets the structural requirements for your proposed building, we can often build directly from that base — saving significant time and cost. Our structural engineers will assess the existing ground conditions and confirm suitability before we commit to a programme.

Insulated Panel Systems

Our insulated sandwich panel systems are available in a range of thicknesses and core materials, achieving U-values from approximately 0.28 W/m²K down to 0.12 W/m²K for high-performance cold storage applications. The appropriate specification depends on the building's intended use, the local climate, and any regulatory requirements. We'll calculate the right specification for your project.

We offer a wide range of colour options across our panel range — from standard RAL colours to bespoke finishes. Our panels are available in various profile options including micro-rib, micro-flute, and flat face, allowing for different aesthetic outcomes. We can also advise on anti-corrosion coatings and specialist finishes for aggressive environments such as food production or marine locations.

Yes. We have significant experience delivering specialist cold storage and controlled atmosphere facilities. We use panels with PIR (polyisocyanurate) cores suitable for temperatures down to -25°C, with appropriate vapour barriers, airtight construction detailing, and anti-condensation treatments. Our HVAC team designs the refrigeration systems to work in harmony with the panel envelope.

Our panel range includes options with tested fire performance ratings including Class 0, Euroclass B and higher for specific applications. We can advise on the appropriate fire rating for your building based on its use class, insurer requirements, and local authority guidelines. All fire performance certifications are provided as part of our project documentation at handover.

Pricing & Financing

We provide fixed-price quotations based on a clear scope of works. Our pricing is transparent — we break down costs by discipline (groundworks, steel, panels, electrical, HVAC, project management) so you can see exactly what you're paying for. We don't believe in hidden costs or vague allowances. We aim to return initial budget estimates within 5 working days of receiving your brief.

Yes. We work with established third-party financing partners to offer flexible funding solutions for qualified commercial clients. Options include commercial project financing, equipment financing, structured payment schedules, and lease or finance arrangements. Financing is subject to third-party approval and underwriting. Contact us to discuss the options available for your specific project.

We quote for projects from approximately 1,500 sq ft upwards. Smaller projects can be accommodated where they are part of a larger estate or ongoing development programme. We're equally comfortable delivering a 2,000 sq ft agricultural building and a 45,000 sq ft multi-unit commercial estate — our process scales to the project.

All quotations are provided exclusive of VAT unless explicitly stated otherwise. VAT will be applied at the applicable rate on your invoices. For certain building types or clients, VAT may be zero-rated or reduced-rated — we recommend you take independent tax advice on the VAT position of your specific project.

After Handover

At project completion, we provide a comprehensive handover pack including: structural calculations and drawings, as-built drawings, panel performance certificates, electrical completion certificates (NICEIC/NAPIT), commissioning records for all HVAC systems, O&M manuals for all installed plant and equipment, warranties and guarantees, and a Health & Safety file.

Yes. We offer tailored planned preventative maintenance (PPM) packages for the mechanical and electrical systems we install. Regular servicing helps maintain system performance, protects warranties, and ensures compliance with health and safety obligations. Contact us after project handover to discuss the right maintenance package for your building.

Warranty periods vary by element. Our structural steelwork typically carries a 10-year structural warranty. Panel systems carry manufacturer warranties of 10–25 years depending on the product and coating specification. Electrical installations carry a full NICEIC/NAPIT certification and a defects liability period of 12 months. HVAC plant and equipment warranties are passed through from the relevant manufacturers. We'll confirm all warranties clearly in our quotation documentation.
